GENERAL PURPOSE:

The Ross Project Manager for Corporate Properties will be located at our New York Buying Office (NYBO) location. This role will primarily oversee and support the planning and delivery of office, data center and infrastructure projects in the Eastern Region. Responsibilities include the oversight of the project from concepts through construction coordination. This work will be coordinated with internal departments (IT & Loss Prevention) and external partners (general contractors, architects, furniture vendors, legal, etc.) to ensure that projects are executed at a high level of quality, on-time and within budget.

ESSENTIAL FUNCTIONS:

• Management of all project & program activities; taking into consideration delivery, schedule, safety, cost and the ability of the project to meet the end user's needs.

• Oversee project design, from test fits through all of the various project phases, including; scoping, design development, scheduling, estimating, bidding, contract awards, cost control and change management/project accounting, construction and turnover.

• Implement, manage and maintain construction budgets and schedules according to policies and procedures. Initiate and track Capital Expenditure Requests to ensure timely review and approval. Oversee, assess and negotiate fees for architects, engineers and other outside consultants and contractors. Monitor work progress and quality.

• Candidate must understand the risk associated with each project and must have the ability to identify, monitor and mitigate that risk prior to it impacting the facility/associates in the building.

• Proactive management of contractors throughout the project and ensure performance and delivery of company responsible items and schedules. Life cycle and tracking projects against KPIs, schedules and budgets.

• Coordinate all aspects of the project with internal departments to ensure project delivery and completion. Manage project to create minimal disruption to ongoing business activities in the facilities.

• Be available to oversee work at night, and on weekends when necessary.

• Keep leadership apprised of any critical items or situations having impact on project delivery or cost.

• Respond to requests for information and assistance from other internal departments and outside vendors and contractors.

• Maintain budgets, payments and change orders within departmental policies. Facilitate issues regarding payments with vendors.

• Maintain detailed knowledge of all assigned projects and schedules.

• Develop & Maintain department standards with regard to project files and other forms of department communication.

• Proactive management of the region's project portfolio and addressing of any issues professionally and swiftly. Escalate issues as necessary to resolve.

• Liaise with all stakeholders including, architects, general contractors, furniture vendors, local authorities, etc.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:

• B.S. degree in Engineering, Architecture or Construction with minimum of 7-10 years project management experience in the retail, office or industrial sectors.

• Candidate must have past experience manage projects in New York City.

• Understanding of HVAC, electrical and all other building infrastructure systems. Must also have past experience with office fit out projects.

• Must have the basic understanding of data center operations and data center infrastructure requirements.

• Demonstrated project and time management skills.

• Excellent computer skills including Word and Excel.

• Outstanding communication skills both verbal and written.

• Ability to handle matters professionally, confidentially and apprise leadership of critical issues related to the department or company programs.

• Self-starter with ability to work independently under minimal supervision.

• High degree of reliability and ability to travel extensively.

• Ability to handle multiple tasks simultaneously, prioritizes these tasks, and follows through to ensure timely results.

• Excellent organizational and leadership skills. Good interpersonal skills with the ability to communicate all levels both within the client organization and externally.

• Experience in safety within the project environment, ensure the contractors have proper plans in place for hot work permits, control of contractors, PPE worn at all times, lockout tag out program, this must be presented & demonstrated prior to the start of any project. Free from harm safety type experience.

• Take accountability for administering and coordinating the workload within the region.

• Ability to utilize MS Excel, MS Word and MS Project

Job requires ability to work in an office environment, primarily on a computer.
Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.
Consistent timeliness and regular attendance.
Vision requirements: Ability to see information in print and/or electronically.
This role requires full-time in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback.
