Responsible for leading, developing and executing effective Real Estate Market Research location strategies for Property Development. Lead the research, GIS, demographic and analysis functions for site research and collaborate with the Real Estate team on new store growth. Drive processes related to Real Estate Committee submittals with a focus on the long-term real estate growth strategy. Responsible for conducting data-driven approach to analysis of existing store network along with new store growth while utilizing the latest methodologies and technology.

  • Manage and oversee the analytical aspects regarding site selection for multiple concepts.
  • Oversee preparation and presentation of site proposals for senior executive review and approval from the Real Estate Committee.
  • Identifies trends in the industry and seeks out best practices to incorporate into location strategy research. Including current retail trends, new retail concepts, and competitive evaluation.
  • Manage and maintain the latest technology to assist in the process of GIS, demographics, mobility data and psychographics.
  • Travel to evaluate proposed sites, existing stores, and competitors to have a strong knowledge of the retail real estate environment.
  • Manage and oversee the financial REC proforma for all new and existing stores in conjunction with Finance Department collaboration.
  • Leads, directs and develops the Real Estate Market Research team with the knowledge and expertise to effectively assist in the growth of the company.
  • Develops and cultivates a network of contacts within the industry for the purpose of staying on top of emerging research trends.
  • Maintain professional and technical knowledge through regular communication with brokers, landlords and developers.
  • Work with senior executives to execute the 5 year plan Real Estate strategy for entering new markets and optimization of the existing store fleet.
  • Develop department process and procedures along with providing reports to meet department objectives.
  • Maintains strong relationships across the organization, building a culture of awareness, integrity and ethics.
  • Analyze, research and provide evaluation of pertinent data related to existing lease portfolio along with (i.e., sales modeling, big data analytics, co-tenancy, sub-leases).

  • Extensive experience and proven track record of successfully leading location strategy processes for high growth companies.
  • Proven ability to deliver results through the development of others, including setting direction, mobilizing support, coaching and driving performance.
  • Demonstrated ability to build solid relationships, influence, negotiate and communicate across all levels of the organization
  • Excellent verbal and written communication skills.
  • 15 years location strategy or real estate research experience in the retail environment.
  • 10+ years supervisory experience.
  • College degree in Real Estate, GIS, Analytics or Location Strategy.

Job requires ability to work in an office environment, primarily on a computer.
Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.
Consistent timeliness and regular attendance.
Vision requirements: Ability to see information in print and/or electronically.
This role requires regular in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work.
