Co-Tenancy Administrator

Review Ross's Co-Tenancy Lease provisions and compare them to Landlord's Tenant Roster/ Site Plan to determine if a reduced occupancy period exists.

  • Assist in the initial analysis of Commencement Date ROP by performing the validation
  • for Lease Auditors using Landlord certified Co-Tenancy reports.
  • Compare Lease Co-Tenancy provisions with current Tenant Rosters/Site Plans for Co-Tenant Validation purposes.
  • Leverage COSTAR to track co-tenant occupancy and closures
  • Update Co-Tenant Analysis spreadsheet with current verified Tenant information.
  • Update the PDSL Co-Tenant screen with the most current Tenant information.
  • Request missing Co-Tenant reports from Landlord's contact and save to Store folders.
  • Review tenant leases, and draft cost reduction claims to be sent to landlords
  • Handle landlord disputes, and validate counterpoints to reach an agreement
  • Ensure proof of landlord agreement/receipt of claim
  • Assist with PDSL Co-Tenancy provision lease abstraction.
  • Track Mass Co-Tenant closures and update PDSL.
  • Other various projects and assignments as required by the department.

  • Bachelor's degree or equivalent
  • 1-2 Property Management experience in a retail environment.
  • Must have an ability to understand lease terminology and interpret Lease clauses.
  • Must have excellent verbal and written skills.
  • Must have excellent organizational skills and be detailed oriented.
  • Must be a multi-task-oriented self-starter.
  • Must be able to work independently with little or no supervision.
  • Strong PC skills are a plus.

  • Job requires ability to work in an office environment, primarily on a computer.
  • Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.
  • Consistent timeliness and regular attendance.
  • Vision requirements: Ability to see information in print and/or electronically.
  • Part-time role
  • Fully remote: This position may be performed remotely anywhere within the United States except the State of Colorado.
